One of our neighbors inherited this property from a friend whom they were taking care of. Unfortunately, the home was in terrible shape and just too much for them to maintain. The rear wall of the property was crumbling, there was a massive tree growing in the yard, and the house was literally falling apart. After several complaints from their next-door neighbors, and even a few fines from the city, they decided to sell it to us. We came in and made them an AS-IS offer with no repairs and no contingencies, and closed in 4 weeks time. After a massive renovation, we not only improved the block but helped the seller avoid a ton of future headaches.

Another investor introduced us to the seller of this amazing home right next to Pat’s and Geno’s. Passyunk Flip (SOLD!)

An attorney referred us to the family who inherited this property after their mother sadly passed. The family had an emotional connection to the house and wanted a buyer that would be easy to work with, but also pay homage to some of mom’s favorite parts of the home (she loved the exposed brick). We purchased the home with no contingencies as soon as the home was properly probated (which we also assisted with). We are still friendly with the sellers, and our buyers are ecstatic about their brand new home on this quiet Passyunk block.
